Our History.


Leben Pty Ltd, together with its associated enterprises Crestwood Park Pty Ltd and the Ardon Group (Leben Homes), has a rich history as an experienced development group undertaking significant and creative new developments in Australia, primarily in the disability (NDIS), government office, health, and residential sectors.

The proprietors and directors of Leben Homes are Aidan O'Connor, Eugene Cester and Jimmy McGrane. These individuals collectively have decades of experience in every facet of the property industry from inception of developments to their completion.

Importantly, the members of Leben Homes have, in different capacities, been integrally involved in delivering many major projects across Melbourne including a large number of residential developments, health care developments and a myriad of other projects in sectors such as general industry, education and government (PPP).

Sunshine Vic Roads Building.


Leben Homes was selected by VicRoads to deliver its new office in Sunshine on Council owned land. The Sunshine Office Complex is a new purpose built A-grade office facility, located within the CBD of Sunshine. The building's anchor tenant is VicRoads.

Leben Homes experienced strong tenancy demand for the Vicroads building due to its A-grade status, contemporary design and prime location within close proximity to the future Airport Rail Link Sunshine Station.

It therefore became necessary to develop additional office space. This was achieved by converting the level 2 car park to office. Normally such conversions are not possible as car park floor to ceiling heights are insufficient to accomodate the higher ceiling requirements of offices. However as Leben Homes adopts design future proofing principles in its developments, the conversion was made possible.

The necessary planning permit was obtained and in the following 6 months, the construction of level 2 conversion was completed.

What the Leben Homes team did:

  • Negotiated with tenant to provide an A-grade purpose built facility

  • Acquired the site from Brimbank City Council Negotiated an agreement to lease with Vicroads

  • Rezoned the land, subdivided and obtained approvals within 12 months

  • Designed and built a seven level A-grade Nabers energy compliant office building

  • Delivered Vicroads integrated office fit out

  • Development was delivered on time and on budget

  • The building is fully operational

Sunshine Private Medical Centre.


Sunshine Private is a multi-disciplinary medical centre located in Sunshine's fast growing Health and Wellbeing Precinct opposite the Sunshine Public Hospital where the west's first major overnight private hospital is being constructed.

The principals of Leben Homes were the originators and promoters of this highly complex project and were responsible for:

  • Rescuing a derelict and underperforming medical centre by renovating and expanding it

  • Turning around and operating the Sunshine Private Day Surgery and Sunshine Private Consulting Rooms anchor businesses (Medical Businesses) with the aim of attracting other health tenants to the facility

  • Fully leasing the centre prior to development of the overnight hospital

  • Acquiring adjacent residential sites to achieve sufficient land to accomodate a 150 bed overnight private hospital

  • Obtaining all necessary planning approvals for development

  • Packaging the fully leased centre and successfully selling it to Australian Unity

  • Continuing to grow the profitability of the Medical Businesses in caretaker mode pending development and completion of the overnight hospital by Australian Unity

Sunshine Private Hospital, one of the rare greenfields private hospitals to be built in Australia in recent history, was only made possible through the perseverance, determination, creativity and calculated risk taking of Leben Homes principals.

Geelong Private Medical Centre.


Geelong Private Medical Centre is a medical facility located within the medical precinct of Geelong. The building is linked to the Geelong Private Hospital via an air bridge over Argyle Street.

Medical centre is completed and operational. The centre is directly opposite Geelong Private and is linked to this hospital via an airbridge. The Leben Homes team also secured the major tenant, Healthscope
