What is SDA?

At Leben Homes, we build high-quality SDA homes but you might be wondering, what is SDA? SDA, or Specialist Disability Accommodation, is housing that is designed to support individuals with extreme functional impairment or very high support needs to live more independently.

SDA homes must meet the Australian National Construction Code and the SDA Design Standard. These design standards categorise the features of a home to determine how accessible the home is and to who it is best suited. These features include everything from doorway width to steps into bedrooms, provisions for overhead hoists, and communications systems.

Are there different types of SDA?

When it comes to accessibility in accommodation, there are 4 categories set out in the SDA Design Standards:

  • Improved liveability

  • Robust

  • Fully accessible

  • High physical support

What types of Home and Living Supports can the NDIS provide?

If the NDIA determines your eligibility for support known as Home and Living Supports, there are a few different support options that may be available to you, including:

  • support so that you can explore different housing options, including SDA homes

  • support to help you with developing skills for independence

  • modifications or assistive technology to make your current home more accessible

  • support and help to complete day-to-day tasks

  • specialised supports for care and accommodation for people with very complex needs.

Am I eligible for SDA?

According to the NDIS, most participants don’t need to live in SDA. SDA is most suitable for individuals with extremely high needs and those who need to live in very specialised homes, usually with high levels of support. The NDIA will determine if you are eligible to live in an SDA and, if you are, you can receive Home and Living Support through the NDIS.

How do I get SDA funding?

If you have a Home and Living goal, the NDIS can help you explore your options. You can begin the process yourself by completing the Home and Living Supports Request Form

​​By completing this form, you’re letting the NDIA know that you need home and living supports in your plan and that those supports cannot be met through mainstream, community, informal, or other supports. The form includes a variety of questions about your current living situation, how you manage everyday tasks and your health care needs to help the NDIA determine your suitability for Home and Living Supports 

You can fill out this form on your own or with a person acting on your behalf (such as a family member, friend, or guardian) to start the process without having to go through a Planner or Local Area Coordinator. The form can be submitted by email, mail, or by visiting your Local Area Coordinator or NDIS office.

The NDIA will then review your request and if more information is needed, they will let you know. Once the review is completed, the NDIA will inform you of the outcome of your application and the next steps.
