In Australia, the NDIS breaks Specialist Disability Accommodation (SDA) into four categories to better meet individual needs.

SDA Design Standard

When it comes to SDA in Australia, properties must be designed in accordance with the SDA Design Standard and must also comply with the Australian National Construction Code. Leben Homes designs SDA homes that meet the High Physical Support and Fully Accessible design standards, however the SDA Design Standard sets out the requirements for all new SDA homes across four categories of design: 

  • high physical support

  • fully accessible 

  • improved liveability

  • robust construction


High Physical Support

In this category, housing must include a high level of physical access for people who need very high levels of support. For example, wheelchair-accessible doorways, ceiling hoists, video, intercom, or other communication systems.


Fully Accessible

In this category, housing must have a high level of physical access features for people who have lots of physical challenges. For example, if you need to use a manual or powered wheelchair at home, or can’t use steps.


Robust

In this category, housing must be very strong and durable, reducing the need for repairs and maintenance. The way it is built should make it safe for you and others, and it may be suitable for people who need help managing complex and challenging behaviours.


Improved Liveability

In this category, housing must have improved physical access. It must also include features for people with sensory, intellectual, or cognitive impairments. For example, you may need walls and floors that are very easy to see, living areas with good visibility for your support workers, or very few stairs in your home.

  • an auto-controlled garage door

  • a building entrance that accommodates access by wheelchair

  • a secure entrance that is auto-controlled by residents and requires visitors to call in.

  • an auto-controlled lift door

  • an auto-controlled entrance to the unit 

  • an auto-controlled bedroom entrance

  • provisions for an overhead hoist to provide access between the bedroom and the ensuite.
